of Expertise The company has been an
established industrial and commercial real estate agency since 1965 in the
Moorabbin-Braeside area. The company's focus is on the real estate activities
of industrial property and this has allowed the company and it's staff the
opportunity to develop skills in the marketing of industrial properties for
lease and sale. The company also has a large industrial property management
department which acts as an excellent interface with the company's other
activities. The strength of the

The company has three
core activities; sales and leasing, property management and valuations. Other areas of activity
include feasibility studies and market analysis & interpretation. All staff have been, or
are currently involved in higher education, and participate in continuous
inhouse training so that current skills are retained and new skills acquired,
which will be of benefit to our clients. In the recent recession
many companies have employed the combined skills of Hamilton Lawson in
salvage operations, to great success. This has included submissions based on
property and market analysis with recommendations that enable the client to
salvage the maximum possible. Selling and Leasing The Company's major
activity is the selling and leasing of industrial properties in the
Moorabbin-Braeside area which is its major area of influence. We currently
have over 175 industrial properties to either sell or lease in this area and
enjoy the major market share. Prior to a property
being listed by the company, a marketing proposal is submitted and the
authority to act is negotiated, which includes the clients instructions and
our remuneration. A thorough financial analysis is completed using market
information which is interpreted by the use of a discounted cash flow. The
company's performance is monitored against these expectations. In this role the company
has been the marketing agent for some of the major industrial projects in the
South-Eastern metropolitan area, including the Redwood Gardens Estate for
Australian Fixed Trusts, the Warrigal Park Estate for Natwest, the Capella
Crescent Estate, and the Redwood Park Estate for AMP. This area of activity is
supported by a full and complete range of computer support allowing the
retention and quick recall of property information, market data, market
analysis, reports and submissions. A most useful feature is the data bank
which consists of all industrial end users and owners in our area of
activity. This is a most useful tool when marketing a property for lease or
sale, as it enables us to target our activities in an intelligent manner so
that we gain the maximum from our resources.
The property management
skills of the company have been developed and enhanced over the years and new
contemporary methods have been introduced, enabling the company to achieve
one of the highest standards of property management excellence in the
industry. The primary aim of
property management is to implement appropriate strategies with the long term
goal of maximising the desired return from the investment throughout the life
of the property. The property management
aims for each individual property are jointly discussed with the client and
the necessary tasks designated. These tasks include :-
Advice
can be given on a number of areas including the upgrading of property and the
appointment of contractors, financial analysis of the property's performance,
appropriate clauses to use in lease agreements, market analysis and
interpretation, and insurance advice. Our property management
tasks are supported by two computer systems and a highly developed software
program which is of great assistance in the management of information. Valuations The Managing Director is
a qualified valuer and is highly skilled in industrial, commercial and
investment valuations. Has completed the Graduate Diploma in Property and a
Masters of Business majoring in Property. Inculcated in to the company's
valuation skills are contemporary valuation techniques which includes the use
of regression techniques and the Minitab computer program. The valuation
activities are supported by one other staff member who is currently
completing his Bachelor Degree in Property. PROJECTS
In recent years,
Hamilton Lawson have been involved in several major projects, which include
the following: Development, leasing and
selling of Roberna Business Park 26-28 Roberna Street, Moorabbin The sale of AMP's
Redwood Park Estate in Braeside. The marketing and
leasing of AFT's Redwood Gardens Estate, during which the company formed part
of the project management team in the development of Australia's first garden
industrial estate. Leasing, selling &
management of the Warrigal Park Estate in Moorabbin. The company was appointed
by the mortgagee in possession after producing a detailed submission on the
best method to recover funds. This has been a highly successful project. Recent sale of
subdivisions including the Jarrah Drive Estate, Redwood Park and the Mason
